About the project
Nova Retail Park Ruma will cover 32,076 sq. m of construction land, of which 12,200 sq. m will be reserved for tenants and will hold over 25 stores. It will have 300 parking spots and will be connected by public transportation.
This Retail Park will be a great location for family-friendly activities and shopping with a well-balanced mix of tenants from various categories, including supermarkets, fashion, footwear, sports, beauty and health, service activities, and catering, as well as a variety of additional entertainment facilities. The Retail Park is scheduled to open in december 2025.
The municipality of Ruma covers an area of 582 km2 in the central part of Srem, on the outskirts of Fruška Gora, between the Sava and Danube rivers, and has an excellent geographical position. In addition to its geographical position, it is a very favourable and strategic position, because it is about 63 km away from Belgrade, 46 km from Novi Sad, as well as only a few kilometers from the E-70 highway. The nearest border crossing is about 60 km west, with Croatia (EU). A two-track railway connects Ruma to the rest of the country.
In total, 54,339 people reside in Ruma municipality, which includes 16 rural settlements and one urban settlement, according to the most recent census, which was conducted in 2011. Over 30,000 people live in the city of Ruma.
Location
Retail Park is 2 km away from the city center and is situated close to the intersection of the State Road Ruma-Šabac, which is also the closest access to the highway E-70 (about 7 km) and the State Road Ruma-Stara Pazova, which actually travels through the center of Ruma and is the main and busiest road route (proximity to the main industrial and commercial center of the city).
All facilities are on the ground level and are open to all visitors. The store entrances are oriented toward the main street.
Catchment zone
Residents who live nearby and frequently visit the center are included in the retail center catchment zone, and the number of customers gradually declines as the distance from the center increases. The catchment zone contains two geographically defined groups, the respective impact areas: the primary, which includes the population living within 5-10 minutes of the location by car, and the secondary, which includes the population living within 20 minutes of the location by car. In this sense, the primary area includes all residents of the city of Ruma as well as residents of the smaller towns and rural settlements that comprise the municipality of Ruma, whereas the secondary zone includes residents of other municipalities in the Srem region, such as Irig, Pećinci etc.
