About the project
Nova Retail Park Kula will cover an area of 18,000 sq. m, of which 15,800 sq. m will be intended for tenants and will have more than 30 stores. It has 420 parking spots and will be connected by public transportation.
This Retail Park will be a great location for family-friendly activities and shopping with a well-balanced mix of tenants from various categories, including supermarkets, fashion, footwear, sports, beauty and health, service activities, and catering, as well as a variety of additional entertainment facilities. The Retail Park is scheduled to open in august 2025.
The municipality of Kula is situated in the center of Bačka, on an area of 481 sq.km, and at 135 km from the capital, while it is about 50 km from Novi Sad. Administratively, the municipality is part of the West Bačka administrative area. It borders the municipality of Vrbas to the south, the municipality of Mali Iđoš to the east, Bačka Topla to the north, Sombor to the northwest, and the municipality of Odžaci to the southwest. It has a favourable geographical location and excellent traffic connections with the surrounding area and other cities of Vojvodina, and a strategic intersection of roads, railways, and waterways in the heart of Bačka, through which several local roads and railways pass. The most significant is certainly the international highway E-75 between Belgrade and Budapest, which connects Kula with Belgrade and Novi Sad.
According to the 2011 Census, the municipality of Kula has 43,101 residents living in 7 settlements.
Location
Retail Park is being built at the eastern entrance to Kula, from the direction of Vrbas, and is about 3 km from the center of Kula and 6 km from the center of Vrbas. The real estate in question is part of the Kula-Vrbas main road, which was reconstructed in 2020 and is a crucial route connecting not only two municipalities, but also two districts – West Bačka and South Bačka. When it comes to future infrastructure projects, the most important is certainly the planned construction of a high-speed road, that would connect our country’s border crossings with Hungary and Romania, extending from Bački Breg on the Hungary border to Nakov on the Romanian border. The state road will pass through the districts of West Bačka, South Bačka, Central Banat and North Banat.
The connection to this road will be situated in close proximity to the Retail Park.
The international highway A-1/E-75 connects the location to the heart of the region Novi Sad, and the location is approximately 15 kilometers from the access to the highway near Vrbas.
All facilities are on the ground level and are open to all visitors. The store entrances are oriented toward the main street.
Catchment zone
Residents who live nearby and frequently visit the center are included in the retail center catchment zone, and the number of customers gradually declines as the distance from the center increases. The catchment zone contains two geographically defined groups, the respective impact areas: the primary, which includes the population living within 5-10 minutes of the location by car, and the secondary, which includes the population living within 20 minutes of the location by car. In this sense, the primary area includes all residents of the city of Kula as well as residents of the smaller towns and rural settlements that comprise the municipality of Kula, whereas the secondary zone includes residents of other municipalities in the Western Bačka region, such as the municipality of Odžaci, residents of the municipalities of the Južnobačka region, such as the municipality of Vrbas, as well as residents of the municipalities of Mali Iđoš and Bačka Topola in the Northern Bačka region.
